What your 5–8% should buy: a Dubai rental you don't have to think about

In this note

A property manager in Dubai typically charges 5% to 8% of the annual rent. The question worth asking isn't whether that's a lot. It's what you get back for it.

The answer should be simple. You should be relaxed. The rent arrives, the renewals happen on time, repairs get done, and you only hear about the decisions that are yours to make.

If that's not your experience, you're paying for something you aren't getting.

What the fee actually costs you

Five to eight per cent of the rent sounds small. Measured against what a rental really earns, it isn't.

Fig. 1In every one of these communities, an 8% fee took about a tenth of the real yieldReal yield on Dubai apartments, after the service charge, empty weeks and maintenance, and what a 5% and an 8% management fee take out of it, in percentage points. Communities in bold are discussed below.

The fee is taken as a share of the gross rent, at 5% and 8%. The chart shows 7 communities most readers know, from the highest real yield to the lowest; the table holds all 21. Rentinit analysis.

Take an apartment in Dubai Marina. It yields about 4.5% a year once the service charge, the typical empty weeks between tenants and maintenance are paid for. A 5–8% management fee takes another 0.3 to 0.5 points of that. In International City, where yields are higher, the fee takes 0.5 to 0.7 points.

Either way it's up to about a tenth of what the property really earns you. That's worth paying for, if you get what you're paying for.

What good management looks like

This is what that fee should buy. Each line is something Dubai's own records show going wrong when nobody's on it.

  • Renewals settled early, at the right rent. The tenant gets their 90-day notice in time, any increase follows the RERA index, and a good tenant isn't lost over a few per cent. When a tenant is replaced, the new rent doesn't cover the empty weeks in more than half of cases (renew or re-let).
  • A quick re-let when someone does leave. Half of Dubai units that changed tenants in 2026 were still empty two weeks after the old lease ended.
  • Rent chased properly. If rent is missed, a formal notice goes out within days, not after weeks of reminders. The Rental Disputes Centre now decides most unpaid-rent cases in about two weeks, and landlords win almost all of them (from missed rent to a verdict).
  • Repairs fixed fast. When tenants took landlords to the RDC over maintenance, they won something in four out of five cases (the repair you put off).
  • Clear records. Rent received, costs and documents, kept per unit, so you can see what the property earns without asking.
  • Quiet otherwise. You hear about the decisions that are yours: a quote above your limit, a renewal offer, a tenant leaving. Nothing else needs you.

If you're still doing the work

You might be chasing your manager for updates, finding out about a renewal after the deadline, or hearing about a repair from your tenant first. In that case the fee comes straight out of your yield and buys you nothing. The rental is left to pay you mainly through the property's value going up.

Claim your yield back. Start with the list above: a good manager will recognise every line of it. If yours can't deliver it, find one who can, or run the unit with help that does.

How Hazel makes good management the standard

The list above is mostly follow-through: deadlines, notices, repairs, records, updates. That's what I do, on every unit, the same way every time.

  • If you manage your own flat, I give you that list without a manager. Your first property is free.
  • If you're a property manager, I do that work across your whole portfolio. Every owner you look after gets the experience they're paying for, and your team spends its time where it's needed.

Add your property, and I'll reach out on WhatsApp to get it running the way this list describes.

How Hazel measured this

  • Fees: 5–8% of the annual rent is the range Dubai property managers and portals publish for long-term residential lettings, checked 27 October 2026.
  • Yields: from Dubai rental yields by area.
    • Dubai Land Department rents and sales for apartments, July 2025 to October 2026, worked out building by building.
    • After the 2026 service charge, the typical empty weeks between tenants, and maintenance.
    • The fee is taken as a share of the gross rent.
  • Renewals, re-lets, RDC cases and maintenance disputes: from the Ejari and Rental Disputes Centre records behind the guides linked above.
